Built in 1870 and completed in 1893, the Victorian building formed part of Manor Estates, then owned by JacobPleydell-Bouverie, the 6th Earl of Radnor.

In the 1960s and 1970s, the Burlington Hotel was Folkestone’s premier 4-star hotel with the Bay Tree Bar and Grill being renowned for its lavish offering of table-side flambés and exquisite sweet, cheese and cigar trolleys. In 1965 the Bay Tree featured twice in the Egon Ronay guide as a 2 out of 3-star restaurant for luxury; booking a table became nearly impossible unless arranged months in advance.  

Despite the hotel losing a star in 1981, the Bay Tree Bar and Grill maintained its reputation and had become especially well-known for its renowned Head Chef Freddie Jones, hosting national culinary events attended by other top international chefs including Anton Mosimann. It also helped launch the careers of some of Britain’s finest chefs, including Michelin-starred Phil Vickery who started his journey as a commis chef under Chef Jones before becoming a celebrity chef on popular television programmes such as Ready Steady Cook, MasterChef and This Morning.  

In 1988 and for the next few years, the Burlington changed hands various times between Saga, Forte Heritage and Crown Hotels and lost more of its accolades.  

However, in 1994, ex-hotelier Angelo Sangiuseppe and his wife Maria came across it after having set their sights on realising their dream to run their very own hotel.  After spending some time in Folkestone meeting with the Chamber of Commerce and various council representatives, they fell in love with the seaside location, as well as the wonderful Victorian architecture of the hotel. 

At the time, the construction of the Eurotunnel was almost complete, allowing easy access for UK residents looking to visit Europe. More importantly, it would give Europeans eager to visit the UK for a holiday or short break a direct link to do so.  With such a great opportunity on offer, it wasn’t long before the papers were signed and the whole family, including their 3 children, Daniel, Christian and Kelly had become the new proud custodians of the Burlington Hotel. 

Angelo and Maria have since taken a back-seat to the day-to-day running of the hotel, whilst their sons Daniel and Christian are still very much involved both in the business and locally in the community in what inevitably became their hometown having spent most of their youth here.

In 2018 the hotel and the Bay Tree Bar & Grill underwent a major modernisation programme with saw the Bar & Grill re-opening its doors once again to both hotel guests and the local residents of Folkestone to showcase the best that Kent has to offer whether it be on the plate or in the glass. This was shortly followed by the hotel being awarded their elusive 4th star, making it Folkestone's only fully serviced and assessed 4-star hotel.

There are many memorable events that have taken place in the last 25 years. In 2004  the Burlington played host to Matt Lucas, Vic Reeves and Bob Mortimer among other well-known actors, adopting the stage name of 'The Mermaid Hotel' and becoming part of the set for the popular television comedy Catterick.

Regaining its 4th star and relaunching the Bay Tree Bar & Grill as a new trendy cocktail bar and restaurant are just a few of the milestones achieved over the years. Other notable achievements include joining the Best Western Family as one of their top 10% of Best Western Plus Hotels in the UK, as well as winning notable awards such as the International Quality Award and the Kent Chamber Business Award.  

Whilst there have been many developments in the history of the Burlington Hotel, one thing that has never changed since the Sangiuseppe family's tenure is their original goal to offer a professional, quality service with the personal touch that only a family-run hotel can provide and to offer it's guests a home away from home.
